Our structural framework remains fundamentally different from peer-to-peer aggregators. StayZone manages exclusive, thoroughly vetted property models, executing direct rental protections that completely sidestep third-party platforms.
2. Booking & Financial Trust Accounts
To secure a direct short-term property hold, all transactions must clear our mandatory Strong Customer Authentication (SCA) verification portals. Direct properties remain unblocked only upon valid transaction authentication.
In alignment with direct consumer safeguarding protocols, StayZone operates legally segregated client trust bank accounts. No host receives booking capital upfront; instead, funding reserves are safely sequestered within independent escrow configurations until arrival protocols clear.
3. Information We Collect
To maintain comprehensive safety protocols across our portfolio, we formalize four foundational operational rules:
Identity Vetting
All guests must clear our STAA verification protocols by producing recognized national passports or certified photo identification prior to lockbox codes distribution.
Stay Alterations
Amendments requested post-booking remain fundamentally subject to direct seasonal availability and local operational cleanup modifications.
Platform Decoupling
By confirming directly on our platform, clients explicitly agree that third-party platform terms or extra service markup metrics become entirely null and void.
Restrictive Occupancy
Only pre-declared, certified individuals listed inside the vetting ledger possess physical access rights to the rented premises at any phase.
4. Cancellation Framework
Direct booking models guarantee extreme financial transparency. The complete cancellation tier outlines strict, predictable intervals:
- Standard Grace Window: Cancellations finalized up to 30 full days before the scheduled arrival date receive a complete return of escrowed deposits, excluding bank handling costs.
- Late Notice Deductions: Processing notices dispatched between 14 to 29 days before arrival yield a structural 50% reservation retention penalty.
- Immediate Forfeiture Tiers: Any notice registered within 13 days of check-in triggers standard 100% reservation retention, securing property owners against immediate visual vacancy.
5. Property & Noise Codes
STAA Residential Standards
Guests must conform directly with local residential peace protocols. Unauthorised commercial gatherings, large non-vetted events, open fire hazards, or severe noise level violations that disrupt the local neighborhood structure constitute immediate grounds for lease termination without a refund.
6. Statutory Limitations
StayZone provides asset brokerage services natively under direct luxury specifications. While we execute thorough 150-point physical assessments, we maintain no direct liability for random community utility blackouts, sudden regional engineering projects, or structural force majeure conditions.
Maximum combined liability claims processed through our legal infrastructure shall never surpass the full financial quantum of the direct accommodation booking amount settled by the client.
7. Assessment & Damage Claims
A standard pre-authorised security hold is temporarily applied to the client's credit account before arrival. This amount remains fully managed inside our protected escrow structure.
Following checkout, housekeeping auditors perform systematic item checks. If no asset structural damages, missing furniture units, or specialized deep cleaning items are flagged, the pre-authorisation hold releases within 72 hours of departure.
8. Jurisdiction & UK Law
These terms, transaction pipelines, and property allocations are governed exclusively by the courts and statutory legal guidance of England and Wales.
